These 125 terrace homes have been designed on the last 2 remaining blocks of the Emerald Lakes enclave on the Gold Coast. The Hilltop site accommodates 51 x 3 bed dwellings in both 2 and 3 storey configurations. The Hillside development accounts for 74 dwellings.

Each site provided topographical challenges due to undulating sloping ground, so innovative site planning was employed. Back to back dwellings in offset formats were utilized and benched into the site to effectively negate the use of civil retaining walls in a conventional town house development. As a consequence, increased site yields resulted. Conventional townhouses usually attract a yield of approx 1 dwelling per 225 to 250m² of site area, but in this case, we obtained 1 dwelling per 150m² of site are, which thereby increased yields and increased the bottom line on the project feasibility.

The facades stylishly incorporate offset parapet roof treatments and projecting frames. A mixture of cladding materials and a range of textures and colours were utilized to provide unit individuality. Units have been benched into the site slopes to allow views over lower roofs below to distant hinterland views in the background.
