These Emerald lakes projects occupy prime radial peninsula sites that formed “the islands” project in this waterfront community. Each site had an area of approx 6600m², and required a unique site layout distribution of units to max out the density that the developer required for the site. Most townhouse style developments have a  site density in the order of 1 dwelling per 220-250m² of site area, but in this case, density of 1 per 180m² of site was achieved.

The key to the achieved density lay in the innovative layout of the linear 4.5m wide narrow 3 storey module which housed 2 car spaces on ground, large living dining and kitchen areas on level 1, with 2 bedrooms accommodated on the top floor. In order to accommodate for the radial/circular site configuration, corner transition units were integrated in pairs to allow for directional changes to the facades. This maximized the number of units with water frontages.

The product, produced in association with Insite Group, was well accepted into the market place, with virtually 100% sold prior to construction start. The project was delivered under a D&C procurement methodology, with our construction documentation services novated to a building contractor under a GMP with the developer.

Each unit sits on its own freehold title, which required each block to have its own separate services connections.
